The largest number of such inexpensive offers are in regions closer to the front line, although budget options can be found even near the capital. TSN.ua explains where and what can be purchased for $20,000.
Studio apartments: where the choice is largest
If you are looking for an affordable studio apartment, according to the analytics of “OLX Real Estate,” your best chances of finding one are in three regions of the country:

Kharkiv Oblast
This is the absolute leader in the number of cheap apartments. There are the most options here, and prices often start from $14-16,000.

For instance, for $16,500, you can buy a studio apartment in Kharkiv. It has everything necessary for living, but the renovation, furniture, and appliances are very old.

You can buy housing for up to $20,000 both in Dnipro itself (mostly small apartments or apartments without renovation) and in other large cities of the oblast, such as Kryvyi Rih or Kamianske, where prices are even lower.
So, in Dnipro, a studio apartment in the Industrial district is being sold for $15,000. It is small and needs renovation.

Kyiv Oblast rounds out the top three. Buying housing for such money in Kyiv itself is practically impossible, but in its satellite towns and villages, there are many such listings.

One-bedroom apartments: where to look for family housing
If you need more space and are looking for a one-bedroom apartment costing up to $20,000, the search geography narrows slightly.
Here, Dnipropetrovsk Oblast is the leader – it is in this region that owners have put the most such properties up for sale.

For example, in Kryvyi Rih, a one-bedroom apartment is being sold for $11,800. It has everything necessary for living, but the renovation was done a very long time ago.

Spacious two-bedroom apartments within this budget are much rarer. Finding such an option in large regional centers is a great stroke of luck, but they do exist.
According to analysts, the most listings for affordable two-bedroom apartments are concentrated in five oblasts:

Most often, this is housing in small towns or villages in these oblasts.

Why prices differ so much
The main reason why apartments cost pennies in some regions and increase in price in others is security. Low prices in Kharkiv, Zaporizhzhia, Mykolaiv Oblasts, and other frontline regions are due to the fact that they are constantly under shelling or are located close to the line of fire. Many people have left these areas and are trying to sell their homes for any money.
However, this does not mean that cheap housing is only found there. Similar budget apartments up to $20,000 can also be found in many other regions of Ukraine. For example, in Poltava, Chernihiv, Sumy, or in smaller towns in these oblasts, inexpensive options regularly appear. However, the most listings are offered in Dnipropetrovsk, Kyiv, and Kharkiv Oblasts.
Regarding Kyiv Oblast, the situation is different. The region is considered safer, and moreover, it is almost the capital, so prices here are generally high. Apartments up to $20,000 exist here, but they are much fewer than in the east or south of the country. And for this money, you can only count on a small studio apartment far from Kyiv.
